ECC to construct AED 977 Million EMAAR’s residential complex Bridge District in Dubai Creek Harbour

Engineering Contracting Company (ECC) has been awarded a landmark project by EMAAR Properties to construct four iconic residential buildings in the prestigious Dubai Creek Harbour’s Bridge District. This ambitious development, encompassing B-005 AEON, B-006 ALTUS, B-007 VALO, and B-009 ORIA, marks a new chapter in ECC's partnership with EMAAR, underscoring its reputation as a leading player in UAE’s construction industry. 

Project Scope: Design & Build, and Value Engineering 

The awarded project includes ECC's Design & Build and Value Engineering services, underscoring the company's commitment to delivering high-quality, cost-effective solutions. ECC’s seasoned team will meticulously oversee every detail, ensuring that the design meets the highest standards of innovation, aesthetics, and functionality to align with EMAAR’s vision for the Bridge District. 

Value Engineering plays a crucial role in ECC’s project scope, involving a systematic approach to enhance project value by optimizing both function and cost without compromising quality or design integrity. ECC’s team of experts will identify opportunities to refine materials, construction methodologies, and overall design, ultimately achieving greater cost efficiency and sustainability while enhancing the buildings’ operational performance and durability. Project Overview 

Each of the four buildings will introduce state-of-the-art amenities, luxurious living spaces, and sustainable, compliant designs in line with Dubai’s rigorous regulatory standards. The project spans a variety of building types, each bringing unique features and offering exclusive lifestyle experiences for residents. 

B-005 AEON - Bridge District 

This G+P+20/11+R residential building will span 49,842.15 SQM BUA and 33,327.56 SQM GFA, featuring 262 apartments, including 102 one-bedroom, 135 two-bedroom, and 25 three-bedroom units. Equipped with 297 car parking spaces and 15 bicycle bays, the building offers extensive amenities, including a gym, outdoor pool, multipurpose hall, and kids’ play areas. The facility management office and retail outlets on the ground floor provide residents with convenient, daily-use amenities. 

B-009 ORIA - Bridge District 

With a G+P+20+R structure, this residential building will offer a 33,143.21 SQM BUA and a 21,885.87 SQM GFA. Housing 163 apartments, comprising 49 one-bedroom, 74 two-bedroom, and 40 three-bedroom units, it will include 210 parking bays, amenities such as a gym, outdoor pool, and kids’ areas, and an onsite facility management office, ensuring a complete and comfortable living experience for residents. 

B-007 VALO - Bridge District 

This high-rise residential building, standing at G+2P+32 floors, will feature a total BUA of 53,983.82 SQM and a GFA of 33,318.00 SQM, with 291 units. Residents can choose from 122 one-bedroom, 129 two-bedroom, and 40 three-bedroom apartments. The property will offer 363 parking bays and amenities on Tower Level 1, including a gym, multipurpose hall, outdoor pool, kids’ area, and BBQ spots, with the facility management office at ground level. 

B-006 ALTUS - Bridge District 

Designed as a G+2P+20F/13F building with two towers, ALTUS will have a combined BUA of 53,849.39 SQM and a GFA of 34,010.13 SQM. The building will house 280 apartments – 93 one-bedroom, 143 two-bedroom, and 44 three-bedroom units. It will feature 342 parking spaces, a broad range of recreational amenities, including a Padel court, yoga area, outdoor gym, and retail spaces on the ground floor, along with a dedicated facility management office.
